As an investor and an avid watcher of every house-flipping-TV-program known to mankind, I absolutely love this Gem.  My husband and I considered this house last year for an investment.  For us, it had a lot going for it.  It's near the water of Saugatuck Shores (a private enclave surrounded by water with beaches, boat moorings, and charm galore), the house is beautifully sited on its property and, at the time, it needed a ton of work.  For investors that's the trifecta...location, lovely property and unrealized monetary value.  We ultimately passed for reasons I don't remember, but when this came back on the market only 18 months later, I ran right over to take a look.  What a difference a few months can make!
Originally, this was a very typical beach area contemporary.  Lots of high ceilings, lots of windows, blonde floors and white walls.  While very nice, fairly unremarkable and it screamed the '70s.  Now with the walls AND floors painted brilliant white, a few walls removed and perhaps some added, new bathrooms and a new kitchen, it doesn't even seem like the same house.  You can see some before and after pictures here.  It is just a magnificent transformation.
At 2,472 sq ft, this house is rather spacious for the beach area.  It sits on a fifth of an acre, which in this area, is just enough space without being overwhelming.  As I mentioned earlier, the house sits on the property just beautifully, although were it mine, I'd remove a few of the tall trees to reveal more water views.  From the upper floors, there are water views and the walls of windows let in tons of sunshine.  It is just an unparalleled beach experience.
This is the type of listing that should be seen in person.  There are so many small details in this house that photos just don't capture.  If you are a beach person or just a flip-admirer like me, this house will not disappoint!
