Holy Smokes! There is a whole lot of goodness packed into this little house. I wasn't sure what to expect when I went over to view this house. The listing says it is a little under 1,200 sq ft and I was anticipating it would feel a bit like a cracker box. Not at all, not at all.
As I was driving down the street, I noticed all these sweet little homes built in the 1920s and '30s and was struck by how well-maintained they were. As the saying goes, they just don't make them like that any more. Then, I pulled up to #275. I saw its sunny yellow door and white picket pence and I was just enchanted.
When you enter the front door you are standing in a spacious and lovely living room. As my mother used to say, it sounds like a load of Realtor "baloney"... how can a house at less than 1,200 sq ft feel spacious...trust me it does! The living room had a large sectional couch and a large flat screen TV one one end and a small desk and club chair on the other. It was not crowded at all. It also had all those wonderful period details like arched alcoves, pretty hardwoods and extra wide baseboard moldings. The whole thing felt like it was right out of a Pottery Barn catalog. I know keep calling this house "sweet", but truthfully there was a level of sophistication here that I hadn't anticipated. 
Right next to the living room was a sizable eat-in kitchen with pretty white cottage-y cabinets and a surprising amount of counter surface space.  Out the back of the kitchen door was a wonderful deck to sit and have morning coffee. The deck overlooks the very private and well-groomed back yard. The upstairs of the house had three decent sized bedrooms as well as a full bath.
After I was done fawning over how pretty the house was decorated, I noticed a lot of features that make this house a great value.  All new vinyl windows, an over-sized garage, a fenced-in back yard and a nice-sized basement rife with storage opportunity.
I think the most astounding thing about this house is the price. $326,900 $304,900.  Seriously...$326,900 $304,900.  That's cheaper than most condos and there's no monthly association fee! This house is incredibly pretty and offers insane value...you can't beat that!
Also, a note to investors: the rent this house would garner in the current rental market would most likely cover the mortgage, taxes and insurance! Plus you won't have to do any renovation before a tenant moved in...it's ready to go.
